Renovation potential before buying: checks that matter in NSW

A property can look like a renovation opportunity, but the practical potential depends on more than the size of a room or the condition of the kitchen. Before making an offer in NSW, buyers should test what can realistically be changed, what approvals may be needed and what the work could mean for their budget.

Start with the site itself. Check the lot shape, setbacks, access for trades, stormwater, drainage, easements, natural light and the position of neighbouring homes. A rear extension may look straightforward but become difficult if access is narrow or services cross the proposed work area.

Next, separate an idea from an approved plan. Ask the selling agent for relevant approvals, plans and certificates, then confirm planning requirements through the appropriate NSW channels. A local designer, certifier or council enquiry may be needed before relying on a renovation concept.

Budget for more than the headline construction quote. Allow for design, reports, approvals, temporary accommodation, contingencies and ongoing maintenance. If the property is strata titled, review by-laws, common property boundaries and approval processes before assuming you can alter the building.

For buyers, the most useful renovation check is a short written due diligence list:

  • What work is physically possible on the site?
  • What approvals, certificates or professional reports may be required?
  • What is the complete cost, including a sensible contingency?
  • Would the finished change improve everyday use and resale appeal?
