How to compare home loan options before buying in NSW

Choosing a home loan is an important part of buying property, but the best comparison is not always the loan with the lowest advertised interest rate. Buyers should look at total cost, useful features, flexibility and the repayment buffer they want to keep.

Compare the full cost

Start with the comparison rate, not only the headline rate. Review application, package, valuation, settlement and ongoing account fees. Ask how introductory offers change after the initial period and whether the loan has conditions that affect the advertised price.

Check features against your plans

Offset accounts, redraw, extra repayments, repayment frequency and fixed-rate conditions can make a practical difference. Consider whether the features fit how you manage income, savings and upcoming property expenses. Flexibility can matter if your plans change.

Test repayments and keep a buffer

Work through repayments at a level that still leaves room for insurance, council rates, utilities, repairs, maintenance and other ownership costs. Approval indicates what a lender may provide, not necessarily what feels comfortable for your household. Be cautious about relying on every dollar of available borrowing capacity.

  • Record the interest rate, comparison rate and all recurring fees.
  • Check fixed, variable, offset, redraw and extra-repayment conditions.
  • Ask how repayments could change if the loan moves from an introductory offer or rates change.
  • Include buying costs and ongoing ownership costs in the budget.
  • Keep an emergency buffer separate from the deposit and purchase funds.
  • Obtain tailored credit, financial and legal advice before committing.
