Winter property decisions are easier when buyers and sellers connect the market headlines with their own numbers.

The latest ABS lending data shows new dwelling loan commitments softened in the March quarter, while building approvals also eased in April. At the same time, recent interest rate commentary has kept many households focused on repayment comfort, borrowing capacity and how much room they have before making an offer.

For buyers, this is a reminder to update pre-approval and budget checks before inspecting homes seriously. A property may look affordable on the listing page, but the real decision should include deposit size, stamp duty, repayments, strata or council costs, insurance and a sensible buffer.

For sellers, finance conditions matter because they shape how buyers behave during inspections and negotiations. A motivated buyer may still move quickly, but many will be more careful about price, settlement terms and comparable sales. Reading that behaviour early can help vendors set a realistic campaign strategy.

What to check before making a move

  • Confirm borrowing capacity with current income, deposit and repayment assumptions.
  • Compare recent local settled sales, not only asking prices.
  • Look at nearby stock levels and building activity to understand buyer choice.
