Winter market signals make local inspections more important

Winter property headlines can feel mixed. One data point may suggest softer building activity, while another shows houses holding up better than apartments or unit-style approvals. For buyers, sellers and borrowers, the practical lesson is simple: broad market news is useful, but local inspections, suburb supply and finance readiness matter more.
The latest ABS Building Approvals release for May 2026 showed total dwelling approvals fell 1.1 percent to 17,019. Private sector houses rose 2.8 percent to 10,537, while private sector dwellings excluding houses fell 10.4 percent to 6,034. That split is important because it means conditions can look different depending on the type of property being considered.
ABS lending figures also point to more cautious finance conditions. In the March quarter 2026, the total number of new loan commitments for dwellings fell 6.2 percent. Owner occupier loan commitments fell 6.9 percent, investor loan commitments fell 5.3 percent, and first-home buyer loan commitments fell 4.3 percent.
What buyers can do
If you are planning to buy, use the current market to compare options carefully. A townhouse, apartment and detached house in the same area may not be moving in the same way. Check recent comparable sales, how long similar homes are staying on market, nearby transport and school access, and whether your lender buffer still works at today’s repayments.
Open homes can also tell you more than a headline. Watch the number of serious buyers, whether contracts are being requested, how quickly agents follow up, and whether vendor expectations match recent local results.
What sellers should consider
For sellers, the split in supply and lending data is a reminder to price and present with evidence. If finance conditions are making buyers more selective, campaign preparation becomes more important. Presentation, realistic comparable sales and clear communication around the property’s strengths can help serious buyers act with confidence.
A strong campaign should not rely only on a national market story. It should explain why the property suits the local buyer pool, how it compares with recent nearby sales, and what makes the home practical for the next owner.
For borrowers and investors
Borrowers and investors should review borrowing capacity before making commitments. Lower loan numbers do not mean every buyer has disappeared. They do suggest that finance preparation, deposit buffers, rental estimates and cash flow checks should be completed before negotiations become serious.
