Rental inspection checks that can help tenants choose more carefully
Choosing a rental home is about more than whether the rooms look appealing at the inspection. A careful inspection can help tenants understand how the property will work day to day, what costs may arise and whether the location suits their routine.
Start with the condition of the home. Look for signs of dampness, poor ventilation, water staining, damaged fittings, window security and whether doors and windows close properly. Take notes and photographs where permitted so questions can be raised before signing a lease.
Consider the full weekly cost, not only the advertised rent. Ask about water usage, parking, storage, utility arrangements, internet availability and other regular expenses. A home that appears affordable can feel very different once transport, energy and other costs are included.
Location deserves the same attention as the dwelling. Visit at a different time if possible and consider travel to work, schools, shops, healthcare and public transport. Noise, street parking, natural light and access to shared areas can all affect everyday liveability.
Before applying, read the tenancy information carefully and keep copies of documents you provide. Ask clear questions about the lease term, bond, renewal process, inspection arrangements and how applications are assessed. This article is general information only and is not legal or financial advice.
