NSW dwelling values fell in the June quarter: why local comparisons matter more
The latest Australian Bureau of Statistics dwelling data gives NSW property readers a useful reminder: a broad market headline does not describe every suburb or property type.

What changed in the June quarter
The ABS reported that the total value of residential dwellings in New South Wales fell by 2.0 percent, or $92.9 billion, in the June quarter. Across Australia, the number of residential dwellings increased by 54,400 to 11,531,100, while the mean dwelling price fell by $8,200 to $1,100,400. These figures describe the housing stock as a whole and should not be treated as a valuation for a particular home.
Why local comparisons matter
A state result can combine very different outcomes across suburbs, property types and price points. An apartment in a well-supplied precinct may face different conditions from a detached home near transport, schools or employment. Buyers and sellers can make better-informed decisions by comparing recent properties with similar size, condition, location and features.
A practical property comparison checklist
- Compare recent sales that are genuinely similar, not only the highest or most memorable result.
- Check the full ownership cost, including strata, council rates, insurance, maintenance and likely improvements.
- Review borrowing capacity and repayment buffers separately from the property's expected value.
- For sellers, test the campaign price against current buyer feedback and competing stock.
The ABS lending indicators provide broader economic context, but they do not replace property-specific research. A careful local comparison remains the more useful starting point for a buyer, seller or borrower.
