Investor loan activity has cooled: what NSW property buyers should review next

SR

Investor borrowing has become a more important part of the Australian housing conversation, but the latest lending data points to a more selective market. For NSW property buyers, the useful response is not to chase a headline opportunity. It is to review the property, the finance structure and the likely cash flow together.

What the latest lending data shows

The Australian Bureau of Statistics reported that the number of new investor loans fell 8.6 per cent in the June quarter of 2026. NSW was among the states leading the fall, with investor loan numbers down 15.5 per cent for the quarter. Annual growth in investor loans also slowed from 19.4 per cent in the March quarter to 2.8 per cent.

That does not mean every investor has stepped away from property. It does suggest that borrowing decisions are being made in a more measured environment, with loan costs, serviceability and expected income needing closer attention.

Review the property before reviewing the price

A lower purchase price can be outweighed by weak rental demand, higher repairs, insurance costs, strata levies or a property type that is difficult to resell. Compare recent local evidence, likely tenant demand, vacancy conditions and the property's maintenance profile before treating a listing as an opportunity.

Three checks for NSW buyers

  • Test repayments using the actual loan purpose, rate, term and deposit rather than an advertised example.
  • Model rent, vacancy, management, insurance, maintenance, rates and strata costs together.
  • Keep an accessible cash buffer and review whether the property still works if conditions change.

A measured next step

ASIC's Moneysmart guidance makes the same practical point from an investor perspective: rental income may not cover the mortgage, vacancy can create a shortfall, and ownership costs include rates, insurance, management, repairs and other charges. For an individual buyer, national lending data is context, not a substitute for a property-specific review. A clear comparison of finance, location, ownership costs and exit options can support a better decision than a fast response to market headlines.
